In the rapidly developing City Nieuwegein, LEVS and Orange Architects are designing building block C3, named Luifelstede. Two design visions, one ensemble. Here, approximately 100 social rental and 60 mid-rental apartments for people aged 55 and over will be built, some of which will be suitable for care. Affordable housing makes for a place where social interaction becomes natural for those who benefit the most from it. This project is commissioned by Woonin.

The 'Generation Nieuwegein'

City Nieuwegein is transforming from a shopping center to one of the most sustainable city centres in the Netherlands. More housing, plenty of greenery, smart systems, and the reuse of wastewater make the city more livable and vibrant.

Nieuwegein is over fifty years old, so our target audience might include the first generation that has grown old here. A central location between the Nieuwegein City Plaza and City Park offers the perfect spot for high-quality densification.

Twee bureaus, één visie

Samen met Orange Architects maakten we een ontwerpvisie voor deze locatie. LEVS ontwierp het structuurplan voor het hele blok en richt zich op de toren met sociale huurwoningen, de commerciële ruimtes en de parkeergarage. Orange Architects neemt de laagbouw voor zijn rekening.

Step-by-step socialising

The design combines many different heights, with a park-like residential landscape in the middle, designed by MAAK space. With a stepped structure, reminiscent of a waterfall, the green meeting places on the roofs connect to each other. This is not an architectural gimmick, but a conscious choice: stairs become walking paths that invite contact between residents.

For the vital, active 50+ resident, we have aimed for a versatile social space. For people still in an active phase of their lives, but sometimes at a calmer pace, with more time and space for spontaneous socialising. One single social space does not meet that need.

Therefore, in this building, you will encounter various meeting spots: from community functions and a hobby room on the ground floor to neighbourhood rooms on the second and third floors. Shared mobility is placed in visible locations, the bike storage is attractive, and the routing has been made extra clear. All of this was developed in close consultation with a sounding board group to stay close to the wishes of this target group.

Een duurzaam visitekaartje 

Natuurlijke gevelmaterialen maken het gebouw herkenbaar. Keramische bakstenen en gevelplanken van biocomposiet zijn demontabel en dus circulair. De kozijnen zijn van hout met aluminium aan de buitenzijde, de laagbouw krijgt een CLT-constructie en in de plint en hoogbouw gebruiken we CO2-arm beton. Een eenduidig grid loopt door aan verschillende kanten, waardoor het architectonische verwantschap behouden blijft ondanks de vele vormen.

Samenwerking

Het ontwerp komt tot stand in nauwe afstemming tussen LEVS, Orange Architects en landschapsbureau MAAK space. De beelden op deze pagina zijn daarom door alle ontwerpende partijen in samenwerking gemaakt.
