The area development of De Caai Campinaterrein along Eindhoven’s canal zone has reached its final phase. Commissioned by BPD, LEVS is contributing to a project that uniquely connects industrial heritage and contemporary architecture. Completion by contractor Huybregts Relou is expected this autumn.
LEVS designed two residential blocks with a complex program. These combine social rental housing, private-sector rental housing, owner-occupied homes, live-work units, and a cluster of intensive care homes under one roof. This creates a living environment where different people can live and work alongside one another.
In addition to LEVS’s two residential blocks, the area will be further expanded with five residential towers and a greenhouse building - all part of a larger master plan.
The master plan, drawn up by Studioninedots and DELVA Landscape Architecture & Urbanism, emphasizes a greened and car-free inner area. This inner area forms the beating heart of the site: a place that invites people to stay, meet, and move around, without the dominance of cars.
The site has a rich industrial history that remains visible in the development. The existing factory buildings - characteristic of post-war reconstruction architecture - form not only the visual identity of the area, but also the architectural starting point for all new construction. The monumental buildings are being given a new life, while their character is preserved.
De Caai Campinaterrein is part of the broader redevelopment of Eindhoven’s canal zone - an area historically characterized by industry and now gradually transforming into a lively, mixed urban district. The development shows how heritage and new construction can strengthen one another, and how a former factory site can grow into an inclusive and sustainable piece of the city.
Completion is scheduled for autumn 2026.
